Tulsa Real Estate Market at a Glance: June 2026

If you’re thinking about buying or selling a home in Tulsa, Oklahoma, understanding the latest market numbers can help you make a more informed decision. The June 2026 Tulsa-area real estate market statistics show a market with solid buyer activity, fewer new listings, slightly lower average sale prices, and more time for homes to sell.

According to data compiled from the Greater Tulsa Association of REALTORS®, the June 2026 report provides a helpful snapshot of residential real estate activity in Tulsa County.

These figures indicate that the Tulsa real estate market continues to have meaningful activity, even as some market conditions have shifted compared with June 2025.

Tulsa Home Sales Increased Nearly 15%

One of the most encouraging statistics for the Tulsa housing market is the increase in closed home sales.

In June 2026, Tulsa County recorded 935 closed sales, compared with 814 in June 2025. That represents a 14.86% increase year over year.

Pending sales also increased, reaching 849 in June 2026, up 5.47% from 805 the previous year.

For buyers, this demonstrates that homes are continuing to change hands at a healthy pace. For sellers, it reinforces the importance of having a well-positioned property and a thoughtful marketing strategy.

Fewer New Listings Entered the Tulsa Market

While sales increased, the number of new listings declined.

Tulsa County had 1,091 new listings in June 2026, compared with 1,198 in June 2025—a decrease of 8.93%.

This is an important number for both buyers and sellers.

For buyers, fewer new listings can mean that desirable homes still attract attention when they hit the market. Buyers should be prepared to act when the right property becomes available.

For sellers, reduced new listing activity can create an opportunity—particularly for homes that are priced appropriately and presented well.

Average Tulsa Home Prices Declined Slightly

The June statistics also show a modest year-over-year decline in average prices.

The average sale price was $350,859, compared with $359,383 in June 2025, a decrease of 2.37%. The average list price decreased 2.15%, from $365,134 to $357,299.

This doesn't necessarily mean that every Tulsa home is declining in value. Real estate prices can vary significantly based on neighborhood, property type, condition, location, renovations, school district and other factors.

That's why looking at the specific Tulsa neighborhood and comparable properties is much more useful than relying solely on a countywide average.

Tulsa Homes Are Taking a Little Longer to Sell

Another notable change is the increase in days on market.

In June 2026, the average number of days from listing to sale was 37.46 days, compared with 31.12 days in June 2025. That's a 20.38% increase.

For sellers, this is a reminder that pricing and presentation matter.

A home that is priced too aggressively may sit on the market while buyers wait for a better opportunity. Strategic pricing, professional marketing and an understanding of current comparable sales can make a significant difference.

For buyers, additional days on market may provide more opportunity to evaluate properties and negotiate when appropriate.

Tulsa Inventory Remains Relatively Tight

Although buyers may have more time to shop than they did a year ago, Tulsa's inventory remains an important part of the market story.

June 2026 ended with 2,213 homes in inventory, down 5.14% from 2,333 homes in June 2025. The market had approximately 2.97 months of supply, compared with 3.27 months a year earlier.

The report also shows an average of 745 sales per month over the last 12 months.

This combination of inventory, sales activity and months of supply is one reason it's important not to characterize the Tulsa market simply as a "buyer's market" or "seller's market." Conditions can differ substantially depending on the price range and neighborhood.

Homes Are Still Selling Close to Asking Price

Another positive statistic for Tulsa homeowners is the average sold-to-list price ratio of 98.40% in June 2026.

In other words, homes that sold were, on average, selling for close to their asking prices.

For sellers, this emphasizes the value of getting the initial pricing strategy right. For buyers, it suggests that although negotiation may be possible, well-priced properties can still command strong offers.

What Does the June Tulsa Real Estate Market Mean for Buyers?

If you're considering buying a home in Tulsa, Broken Arrow, Jenks, Owasso, Midtown Tulsa or surrounding communities, the June statistics offer several important takeaways.

Buyers may benefit from:
